Buy the block.
Keep the receipts.
Multi-family is Paterson's signature asset — and I've closed them from every seat at the table, including both sides of the same deal. Here's how we buy yours right.
Why Passaic County
The workhorses of North Jersey wealth.
Two- and three-family homes in Paterson, Clifton and Passaic carry families and portfolios at the same time: live in one floor while the tenant helps the mortgage, or hold the whole building and let the block do the work. Owner-occupants and investors compete for the same buildings here — which is exactly why the homework matters.
My investor clients get the same street-level truth my families get: real numbers, real condition, real rents — and a fast 'walk away' when the deal doesn't deserve you.

$600K
72-74 Maple Street, Paterson — a 5 bed, 4 bath two-family with finished basement, private driveway and garage. Johnny represented the seller and the buyer through a clean closing in February 2026. That's what full-cycle multi-family representation looks like.
Before you wire a dollar
The four checks that save deals.
01
The certificate, not the kitchen count
The lawful unit count comes from the city's records — not the number of stoves. An illegal unit isn't income, it's liability, and lenders price it that way.
02
Leases and tenants convey
New Jersey is tenant-protective. An occupied unit means you're buying the lease, the deposit and the relationship — read everything before you underwrite the rent.
03
Old stock, real line items
Paterson's housing is old and honest. Roof, boiler, electric, water lines — budget them like facts, not hopes, and the deal stays a deal.
04
The block sets the ceiling
Rents, tenant quality and resale live at street level. We walk the block, talk to neighbors and check what actually closed — before you offer.

Let's talk,
Paterson.
A first home in the Silk City, a short sale that saves your credit, an estate that needs a steady hand, or a two-family that pays for itself — it starts with one straight conversation.
