Quick answers — NJ probate
What is probate? The court-supervised process that settles an estate — in New Jersey it runs through the Surrogate's Court in the county where the person lived.
Can we sell right away? A home titled solely in the deceased person's name generally can't be sold until the court issues the executor's authority (Letters Testamentary or Letters of Administration). Preparation can start immediately, though — securing, insuring and understanding the property.
How long does it take? Every estate differs, but a typical New Jersey probate sale runs about 3–6 months start to finish — Surrogate's Court authority alone often takes 60–90 days. Johnny's job is keeping every step moving in parallel.
Do we have to renovate? No. Selling as-is is often the right answer — the honest math compares cost, return and what the estate can carry.
Every estate is different — this is general information, not legal advice. Your attorney handles the law; I handle the property, and I'm glad to coordinate with them directly.
