Nobody plans to fall behind. Hours get cut, a family gets sick, a rate adjusts — and suddenly the mailbox is full of letters you'd rather not open. If that's where you are, the most important thing I can tell you is this: the earlier we talk, the more options you have. Waiting is the one move that only helps the bank.
A short sale is when your lender agrees to let the home sell for less than what's owed on the mortgage. Done right, it can stop the foreclosure process, reduce the long-term damage to your credit compared with a completed foreclosure, and let you leave on your own terms instead of the county's.
What most homeowners don't realize
A short sale can still be approved even if you've missed several payments, the house needs repairs, you owe more than it's worth, you've already received a foreclosure notice, or a loan modification didn't work out. Your situation does not have to be perfect — the file has to be complete and the process has to be managed.
That's where short sales actually fail: incomplete document packages, wrong list prices, unqualified buyers, and inconsistent communication with the lender. These are process problems, and process is fixable.
Where to start
Start with a private conversation — what you owe, what the home is worth today, what the lender has sent you, and what your timeline looks like. From there the path gets clear quickly: sometimes it's a short sale, sometimes it's selling with equity you didn't realize you had, sometimes it's a conversation with your lender about other relief.
