Before you scroll another listing, get the money conversation done: income, credit, debts, savings. Then get pre-approved — FHA, VA and conventional all have a place here, and down-payment assistance programs exist for buyers who qualify. Pre-approval tells you your real range and tells sellers you're serious.
Shop the block, not just the house
In Passaic County the same dollar buys very different daily lives a few streets apart. Walk the block at different hours. Check the commute you'd actually do, not the one on the map. Ask about parking, taxes and flood zones before you fall in love.
And consider the classic Paterson move: the two- or three-family home where a tenant helps carry your mortgage. It's how a lot of local wealth got built — it just needs honest numbers and a careful look at the legal unit count before you sign.
